Building permit applications can be obtained at the Town Hall. The cost for a general permit can vary depending on the size of the building/remodeling project. Double fees may be charged for any project that is started without a properly issued building permit. Please allow at least a week's time for processing at the Town Hall once applied for and fees are paid. If special issues or circumstances apply, that timeline may be extended.

Permits are required for the following projects (this list is not all inclusive):

  • Houses, duplexes and apartments
  • Garages (Detached/Attached) and Additions
  • Fences
  • Flatwork (patios, driveways, driveway extensions, walkways etc.)
  • Decks/Gazebos/Pergolas
  • Sheds/Accessory Structures
  • Swimming pools (permanent ones, above or below ground)
  • Barns and silos
  • Roofing, siding and windows
  • Egress windows
  • Interior remodeling & additions
  • Electrical, Plumbing, Heating, Ventilation, AC, Solar System and HVAC
  • Electrical upgrades (amp service)
  • Commercial buildings, interior changes to commercial buildings and signs 
  • Demolition/razing a building.
  • Gas and pellet stoves/wood stoves/outdoor heating devices/fireplace/similar equipment 
  • Ground Mounted Satellite Dishes

State Building Inspector for Commercial Buildings

COMMERCIAL PERMIT GUIDELINES – 

The Town of Buchanan will only be accepting permits for Commercial Buildings after the builder (or owner/agent) has completed the State approval for permits. The owner, builder, or agents shall reach out to the State Inspector and complete any necessary permits and then will route it to the Town of Buchanan. After completion and submittal of the State approval(s) you may submit your plans and other required information to the Town of Buchanan as has been done in the past.

Commercial buildings will require approval from the State for the following – prior to Town permits.

(Building, HVAC, Fire Suppression and Fire Alarm) are needed prior to Town permits. 

No Town permits can be issued for Commercial Electrical

Plumbing needs review if more than 16 fixtures, a grease trap, or catch basin from the State prior to Town permits.

Sprinkler or any new system or any alteration to more than 20 heads need State approval.

Fire alarms are the same as above and needed prior to Town permits. 

We will then need to be provided a copy of the approval from the State.

Please Note: The fee paid for the general permit for building a new home includes the HVAC, electrical and plumbing while the home is being constructed.
